Information/Guidelines

We will accompany you on viewings so that we are there to answer any questions you may have;

We will pick up the phone and email you keeping you updated throughout the application process;

We will ensure that the property is ready for you to move into on your chosen completion date and help you understand the tenancy agreement;

Millbank operates full property management, therefore, we will always be your point of contact throughout the tenancy offering you support and guidance during the term of your tenancy.

The agreement will be an Assured Shorthold Tenancy Agreement for a minimum term of six (6) months or more.
Tenants and landlords are expected to adhere rigidly to the terms and conditions of the tenancy agreement without exception.

On completion, you will be signing the tenancy agreement, security deposit protection certificate and rent standing order mandate. We will also check through the property inventory/schedule of condition with you.
The inventory lists items, fixtures & fittings in the property and the schedule of the condition part describes the condition of the items and fixtures & fittings. Internal/external back up photos is taken to accompany the inventory. From completion, you have seven (7) days to check through it and make any comments.

You will receive a tenancy documentation pack containing copies of all legal tenancy documentation.

Tenancy Deposit:
Millbank are members of Mydeposits a government authorised tenancy deposit scheme (www.mydeposits.co.uk).Millbank will act as "stakeholder" in the retention your deposit which will be registered/protected with Mydeposits.
Client Money Protection Scheme:
Millbank are members of Client Money Protect (CMP) a government authorised client money protection scheme designed to protect client money held by property agents (www.clientmoneyprotect.co.uk)

Rent payments are collected monthly pro-rota via standing order on the agreed tenancy completion date.
Millbank will complete a rent standing order on your behalf and send it to your Bank/Building Society.

You are required to complete a tenancy application form to ascertain your suitability.
All information is treated confidentially. An independent credit reference agent will undertake credit scoring and obtain relevant references.

To accompany the tenancy application we need to see the following documents/identification:
Passport and/or UK picture card driving licence;
Bank statement and utility bill (electric, gas, water or council tax bill) at your current address no more than three (3) months old;
If applicable resident permit and work visa.

You are responsible for the electricity, gas, water and council tax charges at the property during the term of your tenancy.

You are responsible for your own television licence during the term of your tenancy. If you require satellite television, broadband and telephone landline you will need to contact service providers directly.
Houses/Bungalows: Written consent from Milbank's needs to be given allowing you can erect a UK standard size Sky/Virgin Media satellite dish and/or television ariel. Erecting a foreign satellite dish, radio aerial or tower aerial is strictly prohibited. You will be responsible for hiring/purchasing a satellite television dish and/or television ariel and any associated connection/reconnection costs. You are also responsible for any dismantling/removal costs.
Apartment Buildings: Erecting a television satellite dish, foreign satellite dish, radio aerial or television tower aerial is strictly prohibited. Consent will be given for an "in-house" satellite television box. You will be responsible for any connection/reconnection costs.

You are responsible for your home contents insurance to include the landlord's contents you legally sign for on the property inventory.
Landlords are responsible for:
Property buildings insurance
Service/maintenance charge
Ground rent
Estate charge

Any items within the property that forms part of the tenancy agreement fall within the landlord's responsibility. This includes all appliances and furnishings etc.
In the event of a breakdown please contact the office immediately.
Excluded from the Landlord's Maintenance is:
Pest control including bird, bee, wasp nests and rodents
Burglar alarm maintenance/repairs (if fitted)
Blockage of main drains, kitchen sink, bathroom sink, toilet and bath due to foreign objects, fat/grease, sanitary towels, facial/bacteria wipes and any other non-dissolvable objects the tenant will pay the full cost of any repairs including any plumber/drainage engineer call-out charges.

Excluding apartment buildings you are responsible for maintaining the following:
Lawns/patio area/shrubs and flower beds ensuring they are kept neat and tidy and weed free
Parking/Car Maintenance
You are entitled to park your vehicle in: Garage, Driveway, Carport and allotted Parking Space(s) in Resident's Car Park.
Vehicles owned/parked at the property must be properly insured. The landlord/Millbank assumes no responsibly or liability if your vehicle is stolen or damaged in any way
Vehicle maintenance of any description is strictly prohibited at the property;
Vehicles which have oil and/or water leaks are not allowed to be parked at the property until the leak has been repaired.

Smoking of any kind including E-Cigarettes is strictly prohibited inside the property. All smokers must smoke outside.

Unless agreed by the landlord and confirmed in writing by Millbank tenants are not allowed to keep pets inside/about the property.

Unless agreed by the landlord and confirmed in writing by Millbank internal/external redecoration is not permitted.
- 17
Unless agreed by the landlord and confirmed in writing by Millbank erecting picture frames/shelving/curtain poles/curtain rails are not permitted.

You are responsible for keeping the windows/framework clean inside/outside during the term of your tenancy.
- 19
You are allowed to assign the tenancy to another party/company or sublet or grant any concession or licence to use the property or any part of the property.
An assignment, subletting, concession, or licence, whether by operation of law or otherwise will be null and void.

Property inspections are done approximately every four (4) months.
Notice of property inspections are confirmed in writing giving ample notice of inspection date/time.
